A home inspection report example is worth more than a template to an inspector writing their first fifty reports, because the template says where things go and the example shows what they look like when they are there. The home inspection sample report walked through on this page is a worked example: a three-bedroom house with a typical set of findings, written in the shape every Intakez report takes. No address, client or inspector on it is real. What is real is the shape: a summary that counts, sections in the standards' order, findings written the same four-sentence way, and a closing that says what the inspection was.
Page one: the summary the client will read and the agent will forward
The example opens with the property, the date, the inspector and the standard followed, and then the four counts: items inspected, deficiencies, safety items, sections not inspected. Below the counts the safety items are listed first, each in one line with its section and its recommendation, then the deficiencies. A client who reads nothing else knows what is unsafe, what is broken and what the inspector could not see. In the worked example that is two safety items (a missing GFCI at the kitchen counter, a double-tapped breaker) and nine deficiencies across five systems.
The middle pages: a finding, written and photographed
In the electrical section of the sample report the double-tapped breaker reads: observed at the main panel, a 20-amp breaker with two conductors under one terminal; this is a common defect that can lead to a loose connection and overheating; recommend correction by a licensed electrician. The photo sits beside it, captioned with the panel's location. Every finding in the example follows that pattern, which is what makes the report skimmable by the agent and defensible by the inspector. The narrative is the inspector's own; the pattern is the template's.
The not-inspected page
The example's crawl space was not entered because of standing water at the access hatch, and the report says so in its own section as well as in the summary count. This is the page most examples found online omit and the one the standards are most specific about: a component present but not inspected, with the reason. In the sample it is one section; on a winter inspection it can be three, and the report is more honest for listing them.
The closing, and what the example is for
The last page states the standard, what the inspection is and is not, and the inspector's name and licence number, and it carries no marketing. The example exists so an inspector can compare: does my summary count, do my findings say what they mean for the buyer, does my report say what I did not inspect. A deficiency and a note, side by side
Two findings from the example's plumbing section show the difference the three marks make. The first: observed at the water heater, the temperature and pressure relief valve discharge pipe terminates about four feet above the floor and is reduced in diameter; this can allow scalding water to spray and can restrict discharge; recommend correction by a licensed plumber. That is a deficiency, and it is counted. The second: the water heater is a 40-gallon gas unit with a manufacture date of 2014; units of this type commonly serve twelve to fifteen years; no defects were observed. That is a note, it is stated because the buyer will want to know it, and it is not counted as a deficiency. A report that wrote both the same way would either alarm the buyer about a working heater or bury a real hazard among observations.

As long as the findings need and no longer. A summary page, ten sections that each say what was inspected, a finding with a photo for everything worth stating, and a closing. Length is not a measure of thoroughness; the not-inspected page is.
